The model I toured sits on a standard 74-foot lot (74 by 130), but Highland also offers 97-foot lots (97 by 155), which are the largest you can get in Frisco right now. If you want more space, this is where you find it. It's hard to get land like this in Frisco anymore, and The Grove is one of the last communities offering it.
The entry sets the tone: double glass doors, a vibrant entryway with a luxury vibe, and an office with built-ins and shutters on the windows. The office has French doors, so you get privacy without feeling closed off. Down the hallway, you hit the laundry and mudroom, which has a sink, cabinetry, and solid wood doors instead of hollow ones. That's a small detail, but it makes a difference in how the house feels. The hallway is wide, which I love, and there's under-stair storage plus a linen closet, so you're not scrambling for places to put things.
One of my favorite things about this floor plan is the media room on the first floor. I always ask builders why they don't do this more often, because it makes so much sense. There's a soaking tub, which is something I always recommend for resale even if you don't think you'll use it. The closet is amazing, with built-in storage and enough space to put so much stuff. Highland really nailed the storage in this house.
Chesmar Homes: 50-Foot and 65-Foot Lot Options
Chesmar is the other builder in The Grove, and they offer a different price point and lot size. They have 50-foot lots and 65-foot lots, and I toured a model on a 65-foot lot that has some really unique details. As soon as you enter, you have an office with coffered ceilings (that's the woodwork on the ceiling) and an accent wall painted brown. The entry has whimsical wallpaper and a beautiful vibe. The French doors on the office have glass, so you can still see out but have privacy.
The family room has vaulted ceilings and tile on the fireplace that goes all the way up to the ceiling. The wood floors run lengthwise, which is a technique that makes the room look longer. If the wood ran the other way, it would make the space feel smaller. The back wall is all windows, so you get a ton of natural light. The kitchen has a huge island, cabinets that go all the way to the ceiling, and a double oven. This model doesn't have underneath storage on the island, but you probably could get it if you wanted. The countertop is quartzite with a waterfall edge, and they used the quartzite as the backsplash too. There's a gas stove with a big vent hood, and the two-toned cabinetry is popular right now.
One of the coolest things about this Chesmar model is the walk-in pantry with built-ins, and then a secondary kitchen (some people call it a prep kitchen, chef kitchen, or catering kitchen) where you can do full cooking. It has a door that shuts, so you can prep without anyone seeing the mess. There's even a little dog area built in, which is fun. Dogs have become so important to people, and you can actually have that in your home now. The first floor also has a secondary bedroom with its own ensuite bathroom that has a step-down shower, so nobody has to step over a tub.
The primary bedroom downstairs has vaulted ceilings with wood beams and textured wallpaper on the ceiling, which is a really pretty detail. It's a very large room with all the natural light you would ever want. You could have a king bed, huge nightstands, and even a couch, and you'd still have a lot of room. The shower is huge, but this model does not have a freestanding tub. I would say if you're going to build, you may not bathe in a tub yourself, but there are so many people that love tubs, and resale-wise, I would go ahead and get it. I've seen houses just not sell because of it. So if you have the opportunity to put a tub in, I would do it. This model has separate vanities and a really well-sized walk-in closet with built-ins.
Upstairs Game Room and Bedrooms
Upstairs, you have a landing with built-in desks that have the greatest view. You can see all the play areas for kids in the neighborhood, which is fun. The game room is a really good size, and it connects to the media room. There's a half bath upstairs so no one has to go into the bedrooms. The media room has a huge TV instead of a projector and screen, which a lot of people are doing now because TVs have gotten cheaper. The couch looks super comfy.
The rooms upstairs are split, so you have one bedroom on one side and two bedrooms down another hallway. The front bedroom has a super cute pink walk-in closet and its own bathroom. Kids need to be thankful these days that they get their own bathrooms, because I did not have that growing up. There's also an upstairs laundry with a washer-dryer combo unit, which has become really efficient. The other two bedrooms share a Jack and Jill bathroom, which means they each have their own vanities and the shower and toilet are shared. One of those bedrooms has the Jack and Jill setup, and the other bedroom has a hallway bathroom, so it's the only room that doesn't have an ensuite, but it's still really cute and a good size.
Backyard and Outdoor Space
The backyard on the 65-foot lot is really great. They did a full outdoor living setup with a covered patio, and you can see the capabilities of a 65-foot lot. All of the outdoor work is upgraded and would need to be done as part of your build if you want it structural. You could also save money by doing it outside of closing, but the covered patio would need to be inside your build. You have all the space you need, and you could put a pool in if you didn't want the picnic area. It's a great space for a pool.
Pricing, HOA, and Property Taxes in The Grove
Let's talk numbers. Chesmar homes on the 50-foot lots are going to be anywhere from $800,000 to $1 million depending on the house and square footage. The spec homes I saw were around $800,000 to $820,000 for a 3-bedroom, 3.5-bath, 2-car garage, 2,500 square feet. Remember, there's always some wheeling and dealing going on with spec homes. You're going to get your best pricing on those. If you build from the ground up, you're going to get exactly what you want, but you're going to pay the highest price. If you get a spec home and you fall in love with the design, it's just a better price.
The 65-foot lots are bigger homes on bigger lots, so they're more expensive. Specs are running anywhere from $1.1 million to $1.4 million. Square footage is 3,500 to almost 4,300, and you get 3-car garages, 4 to 5 bedrooms. There's still room for some negotiation on that, so just know that when you're working with us, we're going to be negotiating on your behalf.

If you're looking on the east side of the tollway in Frisco, The Grove is one of the best subdivisions. I just think it's fresh, it's new, it's got great amenities, it's got great families. - Choose Chesmar 65-foot lots if you want more space, a 3-car garage, and 3,500 to 4,300 square feet. You're looking at $1.1M to $1.4M, and you get a bigger yard, more bedrooms, and room to grow. The backyard can fit a pool, and you still have outdoor living space.
- Choose Highland 74-foot or 97-foot lots if you want the largest lots available in Frisco, luxury finishes, vaulted beamed ceilings, and a builder known for customer service. You're paying $1.4M to $2.5M, but you're getting space that's almost impossible to find in Frisco anymore. The back lots border the green belt, so nothing will ever be built behind you.
