McKinney doesn't make you choose between new construction amenities and historic charm. You get both, and you get them without the MUD taxes that pile up in Celina or the commute that comes with living farther north.
I'm taking you inside two new construction communities today, Painted Tree, where you can get in under $400K, and Timber Creek, where Drees is building on 60-foot lots with no MUD or PID. There are multiple builders in Painted Tree, so you have options. I'm showing you Tri Pointe because it's the most cost-effective way to get in, but you can go up from there depending on what you're looking for. Right now, Tri Pointe is offering 3.99% your first year and then a 4.99% fixed rate for the life of the loan on their spec homes, the ones that are already built. We have not seen rates like that in years. If you're wanting to get into McKinney with new construction and lock in a rate under 5%, this is the opportunity. Tri Pointe has floor plans in the 40s, 50s, 60s, and 70s square footage, so that $399,000 entry point is going to be on the smallest plan, but it's still a really great way to get into this community.
The homes themselves are well laid out. You walk in and there's an office right up front, they have it staged as a sitting room, but it can be whatever you need it to be. There's woodwork with decorative squares (that's an upgrade), a good-sized laundry room that fits full-size washer and dryer with pedestals, and a half bath. The kitchen and living area are open concept, but the dining room is a little offset, which I like because it gives you some separation without forcing you into a formal dining setup. You've got one oven, one stove, and a really large walk-in pantry. The countertops are honed, not shiny, which is a nice touch.
Upstairs, you've got a game room landing with great windows, a media room that's cozy and separate, and then the bedrooms are split across the hallway. One bedroom sits on its own with some privacy and a walk-in closet. Southgate is one of my more favorite builders in Painted Tree because they build a really good product. They're a smaller company, so they don't have the delays you see with some of the bigger builders, and they have really great detail and product choices. These are 50-foot lots, and the homes are priced in the $700s to $800s. Southgate is also offering design incentives and rate buydowns right now, so if you're building or buying a spec home, there's money on the table to help with both finishes and financing.
The Southgate model I toured is gorgeous. You walk in and there's a color-drenched office with French doors painted the same color as the walls, it's a fun pop of personality that you can make your own. The secondary bedroom downstairs has a walk-in closet and a bathroom with a step-down shower, which is common in first-floor bedrooms because it's easier for parents or older buyers who don't want to step over a tub.
The kitchen is where Southgate really shines. There is so much cabinetry in here you're never going to want for storage. They've got a push-in stove and oven that gives the space some texture, a pot filler faucet, and a corner section with glass-front cabinets where you can display wine bottles, liquor, or china. There are even outlets built into the lower cabinets so you can plug in your coffee maker or stand mixer and keep them tucked away instead of sitting out on the counter. The countertops go all the way up to the backsplash, which makes the whole kitchen feel more luxury and uniform.
There's a huge walk-in pantry next to a huge walk-in storage area (that's also your tornado shelter, though statistically you're very unlikely to ever need it, the sirens go off every year, but actual touchdowns that cause damage are few and far between in the Metroplex). The living area has vaulted ceilings with wood beams, a whole window wall, and sliders that open all the way. You could add retractable screens up top so you can have indoor-outdoor entertaining without fighting mosquitoes. The backyard isn't huge because it's a 50-foot lot, but you can still get a pool back there, and our falls and springs here are divine for outdoor entertaining.
Upstairs, there's a wet bar on the landing, a media room that's color-drenched and cozy, and bedrooms that are separated for privacy. One bedroom has its own bathroom with a tub and shower, that's a really big bathroom for a secondary upstairs. The other bedrooms share a bathroom with a standup shower. The front bedroom is flooded with light and has a big walk-in closet. Southgate just does an amazing job with space and layout, especially for buyers who need separation and storage.
Timber Creek: Established Luxury with Drees Homes
Timber Creek is a more established master-planned community in McKinney. It's got the trails, the pools, all the amenities you expect, and they're in Phase 8 of development. Drees is the builder here, and they are a high-end builder known for detailed work, beautiful finish-outs, and customer service. Right now, Drees has move-in ready homes ranging from $775,000 to $900,000, and you're looking at anywhere from 3,350 square feet all the way up to 3,900 square feet. You can also build custom with them if you want to start from scratch.
The lots here are 60-foot lots, typically 120 feet deep, though many of the lots are actually bigger than that. It's McKinney ISD, the tax rate is 1.75%, and there's no MUD or PID. That's a big deal. I talk a lot about MUD and PID taxes because Celina is rich with them, but McKinney is not. You're not paying an extra layer of taxes here to fund infrastructure that's still being built out. That saves you money every single year you own the home.
Drees is offering incentives right now. If you build with them, there's money for design upgrades. If you buy a pre-existing home, which is where you're always going to get the best deal, we can negotiate on price, and you also get money for a rate buydown. They're buying down a full point under whatever the market rate is. So if the market is at 6.5%, they're offering 5.5%. That can save you thousands of dollars over the life of the loan, and that matters.
The model home I toured is decorated in a really moody tone, which is my style. You walk in through double doors, and the first thing you see is light and bright space. There's a secondary bedroom downstairs with its own private ensuite bathroom and enough room for a whole dresser. The mudroom is right off the garage, and there's a coat closet for storage. The dining room is two stories high with double windows and a huge chandelier, it's a statement space.
The kitchen has tons of cabinetry, a huge island with underneath lights (I bet that looks good in the evening), and they took the cabinets all the way up with modern flat molding instead of decorative crown. There's a gas stove with a two-toned vent hood, a drop-in single-bowl sink, and a coffee bar area that's tucked back and out of the way. The walk-in pantry is gigantic. You can have lots of snacks in there.
The living area is painted black, which I love, I've got black walls in my house too. There's a beam across the ceiling with a chandelier, and the fireplace is tile with woodwork that goes all the way to the ceiling. The laundry room is a good space with full-size washer and dryer, counter space, underlit cabinets, and a sink. The office has double glass doors and woodwork that goes all the way around the room, paired with wallpaper. Whoever decorated this did a great job.
The primary bedroom is a good size. You've got room for a king bed, nightstands, two huge chairs, a table, and a really big dresser. The bathroom is well sectioned: one floating vanity with lights underneath, a soaking tub, and a second vanity. They tiled all the way up, and you have two closets. I love two closets. One is huge and goes all the way down with a third row. The other is smaller but still has the third row and shelving. It's a beautiful layout, and Drees always does a good job with their layouts and their detailed finish-outs.
Upstairs, the landing opens into a game room with a media room that has blackout doors. I always like when they put windows in the media room so you have the option to open it up and get natural light if you're not using it as a theater. There are three bedrooms upstairs. One has its own private bathroom and walk-in closet. The other two share a hallway bathroom. All the bedrooms have good space and natural light.
McKinney: Historic Downtown Meets Modern Growth
